How Mortgage Disability Insurance Can Help Keep The Roof Over Your Head

Mortgage disability insurance can help you to meet your mortgage payments and keep a roof over your head even if you are unlucky enough to suffer a serious illness or injury. While the chances of becoming permanently disabled are thankfully small, there is a far greater chance of illness or injury forcing you to take time away from your work. If you do, you may find that your employer has no insurance provision for paid sick leave. This is still the case with most employers in the USA, and the consequences can be serious if you have not taken out your own liability cover.

One of the most important clauses in any disability insurance is the one which would entitle you to compensation in the short term if you were to suffer a disability which would only temporarily keep you from work. If you can return to your old job, no matter how much your life has otherwise changed, you should be able to get paid sick leave until that can happen. With some private policies, the money which is paid may not be enough to stop the mortgage falling into arrears. At this point, you may be in trouble.

It is as well to remember at this stage that banks and other lenders do not really want to foreclose on home owners. If it is possible, they would sooner avoid the trouble of having to take back a property. With this in mind, they may well be prepared to work with you if you can demonstrate that the mortgage arrears will be paid off. Having a proper short term insurance policy in place is the most obvious way of achieving this.

Of course, if you sustain the type of injury which is likely to keep you away from work forever, this type of clause will not help you. Many insurance policies are structured in such a way that the payments are extremely low if the disabled person is capable of carrying out any form of productive work. Sometimes, the policy will only pay out anything if the victim is unable to work at all. Obviously, this is never going to work in situations where the disabled person can still do a menial job, but this will not support the mortgage previously taken out.

Make sure that the mortgage disability insurance you take out is enough to cover the expenses you will have, otherwise you will be facing a constant struggle just to meet payments you can no longer afford. The alternative is to know in advance that you will sell and move to a smaller property. This can make good sense for a variety of reasons at a time when you are trying to adjust to a reduced way of life.
